Your property taxes are billed twice per year, usually in January and June/July, with two payment installations due for each billing.

They're determined based on the value of your property, as determined and reported by the Municipal Property Assessment Corporation (MPAC).

MPAC also reports to us:

  • Other data
  • Assessed owner and address
  • Property value and class

Each year after the budget setting process, we approve tax rates for each property class.

The Municipal Act requires your interim bill to be based on 50 per cent of your last year taxes.

Your final billing issued in June or July is figured out by using your determined value plus the approved tax rate, less the interim billing amount.

Both the interim billing and the final billing must be paid to satisfy your property tax obligation for the year.

Property taxes are due from the originally assessed owner or from any owner after. If you've sold the property on which these taxes are levied, kindly forward the bill to the new owner or return it to Aurora Town Hall.

The Town of Aurora offers three payment plans:

  • 11-month payment plan: Starting in January and ending in November, payments are taken from your bank account on the last business day of each month
  • Installment plan: Tax payments are taken from your bank account on each of the four annual installment due dates.
  • Arrears plan: An agreed amount is taken from your bank account until your account is up-to-date. Monthly payments are taken on the last business day of each month to decrease the amount you owe. Interest is applied on a monthly basis at a rate of 1.25 per cent on any unpaid property taxes.

How to pay your property taxes

There are five convenient ways to pay your property taxes:

  • On-line banking;
  • Telephone banking;
  • At your bank branch;
  • By mail: and
  • Through our after-hours drop box or in person.

Please do not send cash in the mail or through our drop box. You can pay by cash, cheque or debit in person at Aurora Town Hall. 

We do not accept credit card payments in person for property taxes; however, if you want to pay by credit card, you can make a payment through plastiq. A service charge by the company will be added to the payment.

When paying for your property taxes (other than in person) and to avoid interest charges from being added, please remember to allow time for postal delivery or bank processing time. All payments must reach us by close of business on the due date.

If your property taxes are to be paid by your mortgage company, it's important for you to forward your property tax bill to them for payment.

How Property Assessment and Taxation Works

Current Value Assessment

Accurate assessments are the cornerstone of the property tax system. MPAC classifies and values all properties in Ontario under the Assessment Act and regulations established by the provincial government.

MPAC is committed to ensuring that every valuation is accurate. If you believe your property assessment is not accurate, they will review it for free. You can make a request for reconsideration any time prior to March 31 of each year. If you have any questions or concerns about the assessed value of your property, please contact MPAC at 1-866-296-6722 or visit the MPAC website.

Late Payment Charges

To avoid interest charges, your payments must be received by us on or before the due date.

A charge of 1.25% will be added on the first day of the calendar month following default and on the first day of each calendar month thereafter, as long as the taxes remain unpaid.

Monthly interest charges will be given on any unpaid taxes from previous years. Interest rates are levied by the municipal bylaw pursuant to section 345 of the Municipal Act, 2001, S.O. 2001 c. 25.

Please know neither Council nor town staff have the authority to waive or alter interest charges.

Not receive a tax notice does not excuse a taxpayer from the responsibility for payment of the taxes nor relieve the assessed owner of the liability for interest charges due to late payment.

Supplementary Tax Billings

If your home or building is newly constructed, your property may not yet be fully assessed.

Once fully assessed, it will be taxed retroactively to your occupancy date, which may be up to three years. Please contact the revenue office for additional information and assistance. Failure to make financial plans for these eventual supplementary buildings can be damaging to your credit and your home financing.

Mortgage Company Payments

Some financing companies require they pay your taxes directly during the term of your mortgage. If this is the case, and you receive your tax billing directly, please contact the revenue office, as well as forward the tax bill to your mortgage company for their immediate attention and payment.

If you change your mortgage company, please have them contact our office directly to ensure the billings are correctly redirected.

Property Tax Deferral Program for seniors and low-income disabled persons

The Regional Municipality of York has made a Tax Deferral Program for seniors 65 or older, low-income senior or low-income disabled persons.

This program makes it possible to defer some increased taxes until the ownership of the property changes. Application forms are available by clicking on the link below or in person at the Municipal Offices. Additional information is available by calling the Access Aurora at 905-727-1375.

Are you planning to sell your property this year?

If, during the year the ownership of the property changes hands, please make sure that the person responsible for paying any unpaid taxes receives this bill.

Notice: Cancellation of Vacant Unit Tax Rebate for Commercial and Industrial Properties

In 2016, the Province of Ontario, undertook a review of the vacant unit property tax rebate program. As a result, municipalities were provided with broad flexibility related to this program.

Following community engagements and on-line surveys in 2017, all the local municipalities in the Region of York, have passed resolutions to eliminate the program starting with the 2018 tax year.

As of May 3, 2018, O. Reg. 360/18 amending O. Reg. 325/01 under the Municipal Act, 2001 was enacted. The lower-tier municipalities in the Region of York are now exempted from having a program to provide tax rebates to owners of commercial and industrial properties for their vacant unit(s) effective 2018 tax year.
